This indicates to me that there is a lot of fat that can trim, and while you can invest with no money down (read: other people's money), having a bit of your own makes life immeasurably easier.

Contracted a PM from afar and leased to likely the first applicant that could scribble their name on an application(neighborhood was saturated with rentals due to "crisis").All well and good for a few months then weird amounts of short rent start popping up - ie $724.39 where $1200 was rent.

I think the rental market here is getting a bit saturated - nothing that can't be overcome, but something that might be an issue the next 2-3 years.
