They provide it through a partner and if you’re unsure of using it you can do what I did which is just message their customer service through the app and ask for a sample screening report.

I also know about the recent RPP Ruling with lead based paints with the EPA, and do mold clearance sampling too.

As to grading posts: If you could require that everyone who goes to a post had to vote, say a one to five scale, before they could see the next post, you might get a fair sampling.

A better way, though, is to speak to your title company and get them to do a sample HUD-1 for each transaction.

I also type the cars in the area with street views giving a random sampling. 

It's very thorough and I think many of the sample policies that they have in each area will be suitable for many property management companies.
