My last eviction in Cook County took nearly six months from start to finish.

We are not currently investing in rentals near New Brunswick but we spent a good deal of time looking (and had one under contract over by cook/Douglas campus at one time - that property is still on the market - btw - if you wanted to hear a long story :).

In this case FC was not started until 2014, 5 years after the last payment- I don't know why the delay but there were no issues with the legal system other then Cook county being slow.  

I'm working towards buying my first property as well and I know the laws differ even within the state of Illinois, as Chicago appears to have stricter laws than some of the surrounding 'burbs, especially those not in Cook county.

Too many cooks really can spoil the broth.

TxEagle,There is a book called "How to Build a Real Estate Money Machine" by Wade Cook that covers basically the same concept as Lonnie, but with SFHs.

@Wesley Cook  Glad to see you are getting into real estate.  

Often if you want to separate the utilities the units will need to be legal with full cooking facilities and fire rated walls in between.
