Sadly, it is more of an urban vs. rural thing.

Sadly between family and my primary job I let Real Estate go to the back burner so I quit growing for a while and lost focus on getting an LLC setup. 

It doesn't cover special assessments enacted for neglect or deferred common area maintenance.Imagine the sadness I incurred when one of my HOAs gave me a $2500 bill for what was essentially neglect and my HO6 (I think that's what it's called) didn't kick in

Sadly he just passed away from cancer but he was one of my mentors and an incredible investor.
