I am looking to start a LLC for liability reasons as well as in case I end up in a divorce, does an LLC save me from losing a portion/or all properties?

Our capital raising strategy did need to change since our investors can only use capital gains from other investments to roll into the fund:  "under § 1400Z-2(a)(1) of the Internal Revenue Code, you may elect to defer the tax on some or all of that gain...". 

Not sure if this only applies to advertisements or all printed material.

You could also tell one or all of your tenants you are away and for them to call a plumber or whatever they need during that short time.

I am pretty sure that I will be coming back to Arkansas within the next few years.I have plans to invest in Arkansas before I come back, and when I do come back I will likely be remodeling an existing home or building a new home in Central Arkansas, so maybe I'll need your services for one or all of those things.Jan

Are you willing to sacrifice all privacy to take three roommates to pay $700/room and most or all of your mortgage while you're there?

another thing to consider would be paying down some or all of your outstanding high interest bearing debt that would improve your FICO score which will help with getting approved for your home loan next year.
