In 2011, buying single family condos in Santee and Lakeside were cash cows for me and appreciation happened wildly and I knew that the party couldn't last forever and started to sell and 1031 exchange in May of 2015, all of 2016 and I will 1031 my last rental condo next month.  

This can vary wildly, you can't really predict it based on similar properties nearby. 

Not to mention the buyers or sellers agents.. talk about potential blow ups.. that is a pretty wild situation were an undisclosed bond becomes one parties liability..

It may mean you have to subsidize your rental for awhile (we did), you may need to refinance if rates come down (we did - our first loan was 12%)  You will have to get your own finances in check really fast - because of subsidizing your rental (we did this too)And the quicker you have a plan the faster you can grow (this took us years to realize) Real estate can be a wild ride - but like any other major move in your life there are things you can do to prepare - especially now with the internet. 

CRE is called the wild wild west for a reason.

One thing I always worry about is In style builds as valuations can swing wildly if they no longer become in style.

We recently purchased our first investment property in Lubbock and it has been a wild ride.

The appraised value of that house and the true value of that house could be two wildly different values.Leverage.

I went back and read what was already posted on contractors but didn't see anything outside of San Antonio being like the wild west for General Contractors.That being said, anyone have any recommendations for good GC's in addition to an investor-friendly local bank?
