I would love to chat about ops in the SW Ontario market and vacation locales (right now we like Belize, Florida and Roatan/Utila.

Income: You can raise rent or add coin-op, parking, etc.Utility Expenses: You can have the tenants pay or you can improve the property.

Also of note:  the door to the lobby from the mudroom (first image in this post) is a nice 36" steel door with a deadbolt; the door to the lobby from the present kitchen is an ancient 30" solid wood 4-light paned door that will need to be replaced (pictured in OP).I apologize if I keep throwing up all over your ideas, Z.

Hmmm, I've never done a co-op so I don't know what the potential pitfalls are.

To answer your OP question, there are lots of ways people do it.One way, that I like, is for the group to simply take turns.
