I haven't seen the inside of the unit but if I assume 6-7k to make rent ready (carpet, paint, work on the bathroom and kitchen, misc), $300/yr actual property taxes, and an estimated $100/mo for a fire policy would this be a property that you would purchase if you could buy/fix in cash?

Modulars are built with 2x4's (Cavco offers the option to upgrade to 2x6's and IMO is the best modular home maker). just like a house and can be placed on a pad.

But in more urban areas, as others have confirmed, 1/1 are good money makers as long as you are ok with being a more active landlord.

Banks make real estate extremely difficult, and who needs that.Why does one go to get an REO?

If you fit the profile of an out-of-the-box thinker as well and is willing to unleash your creative genius then we have a perfect opportunity to open up the lines of communication and make real estate do what it do here in Georgia and that is MAKE MONEY.

I am fully aware of the counter arguments of "solving problems no one else will solve" and "the deal maker is the most important person in a deal and needs to be compensated".   

Is there other stuff I'm missing, and can those things really add up to an additional $600K to make real estate the better investment?
