Aaron, I wish you had given a final conclusion  about your experience with Jerry Norton's plan.

  * Any other real estate investment expenses that are not related to existing rental properties.Therefore, my conclusion is that given the above conditions, if people are NOT ACTIVE in real estate investment, it is better just stay as is, no LLC. 

The conclusion I keep coming back to is that I will need a hard money lender in New Hampshire to get my business off the ground.

That leads me to the conclusion that I'll find an average deal, unless I choose to be more creative or put in the work others may not be willing or capable of doing.

I'm not sure the numbers you used are the complete picture, and plugging in some changes as suggested by others may affect the final number/conclusion.

Ive been looking around for quite some time and came to conclusion that it just doesnt make sense to invest in nyc (not with my capital).

Paraphrasing here, the general conclusion from the guest, who seems to be a well informed source, is that a negative interest rate is viewed as the best option compared to the potential alternatives-ie, taking a guaranteed loss vs unknown loss in a different investment.
