Every few years there's something new that we are all going to die of....ebola, swine flu, zika virus, SARS, mad cow disease etc.

Again, not to quote Trump again but we can't let the cure be worse than the disease. 

If this persists, I will keep him as a handyman on an as-needed basis and take on overall property management responsibilities myself. 

We have long known that diseases, especially viruses, can pop up from animal sources.

Keep in mind, actually sending them to collections will result in the collection company getting half and you possibly seeing some money possibly in the very distant future.Going to small claims court you will be the evil rich landlord forcing possibly a deadly disease (Coronavirus) on your tenant (according to them) and your chances of winning depend on how liberal your state/judge is.

People live with this disease for many years in a high functioning manner holding a job. 

However, it appears to me that due to some miscommunications with the PM, and lack of persistence of both the PM and tenant, and PM not returning voice mails ,the PM never got in to inspect it before they tenants replaced the floor on their own.5) There was also a problem with a railing at the exterior front staircase being "useless" because it only extends up 3 of the 6 steps to the front porch.

Keep at it, be patient but persistent and when an opportunity presents itself jump on it.

I really was worried that people would think that what I accomplished by August of 2017 would get people to think that it was something for nothing, instantaneous gratification, diseased type communications would follow.Mindy convinced me and rightly so, that my story would resonate with many many people that were in the same situation as I was, before I started to invest in rental properties.
