I had a post yesterday which almost identical to yours.

Everytime I try to go to their site I get this msg - This Connection is Untrusted... blah blah ....this site's identity can't be verified.Anyone else getting this?  

As being  new to the RE world I have read a lot about how LLC'S are very beneficial to RE Investors because it protects the individual from being sued and it protects the Identity of the individual who owns the property, and has many tax benefits.

It's like finding a needle in a haystack just to locate the target property...and then you need to find at least 3 other almost identical, sold "comparables" to prove your good deal and current market price...and still be at least 30% below fair market value for nearby residential listings (on top of deducting necessary repair expenses), and at least 40% for an REO...and don't think you can submit a deal for vacant land, commercial or anything else that is not a standard family residence.

Imagine though if the buyers were not a trustworthy family and if they happened upon the checkbooks, and no Realtor came over to check on the place... identity theft is a huge problem as we all know.

I like them in standard letter size (not in legal size) and the carbon copy makes it really easy to fill them out quickly and have identical copies with signatures for you and the tenants.The main advanatage is in their popularity.

Here's the thing: gutting and replacing a kitchen is going to cost you way less compared to buying a home with a pre-gutted kitchen (squatters, thieves, etc) and putting a new one in.

That is what I've done.I'm personally not a fan of most of the yellow letter material because I see so many identical post cards from different people.
