@Will Bert Dont forget to take into consideration water for both buildings and the PLP electric meter into your costs.Also the rental numbers seem a bit low with a 3 bed commanding only $1300 a month.Idk the value of the vacant commercial unit so i cant help you there but where did you come up with the $4500 amount when the other commercial unit you have is getting 3k?

But a 2/2 bed/bath is likely going to attract single servicemembers moreso than families.When you factor in that electric isn’t included, your likely renter pool for being able to afford the place may be limited to a mid-level/senior NCO or an officer with a few years in service.

But even this is subjective, since nicely remodeled will have a premium to dated, but an unusable, large home will sell at a discount when viewed as per sq ft value.For a comparable finish quality, on equally desirable street in same neighborhood, we have sold properties almost exactly at the same per sq ft price as smaller properties, but they were equally usable as their smaller counterparts, i.e. 2,900 sq ft 4 bed 3.5 bath versus a 1,900 sq ft renovated house 3 bed 2.5 bath

As for beds/baths, you can get that from a title report or MLS data (although MLS it is not 100% accurate).

I suggest you look at the number of beds and baths and room sizes if you can of the comps.
