Honesty, accounting, availability, and maintenance scheduling are tools at which they should excel.Don't invest with a general partner.

Also -- out of honesty I'll admit that I have a clause on my leases that states that I can charge extra for an additional person moving in, and that it's not allowed without an approved application.

In all honesty, my business model is fairly simplistic.I take the approach that one should only pursue projects that can actually fund.

Jeffrey, based on your post you seem like a man built on integrity and honesty, but many contractors like that are hard to find; especially in New Jersey.

They never took me serious but being honest is a must in order to build solid rapport.

I live in PA and to be honest, I only got the card to have in case of emergencies, so I can't evaluate the ease of accessing funds, but I do have very high limit credit card  should I need it. 

Honesty and good faith go a long way in this business so don't skimp on it.
