@Justin Frye,May be best to focus on the tenant's record since the eviction since it may have been for reasons other than non-payment or for some situation beyond the tenant's control.Exercise caution when making judgements until you have all the facts.Even bankruptcy lets you "start over", albeit with the "blemish".

And legally, they can evict you, and then take you to court to get a judgement against you for the damages, or even bring criminal charges against you for malicious vandalism.

On a legal note, an LLC is meant to protect your personal assets in the event of a judgement BUT you can still be held personally liable if the injury was due to your negligence, so keep that in mind.
