Banks aren't really set up to deal with these situations and people with all cash don't seem to be willing to deploy funds on those margins.Every month I find deals 2-3 deals that are 10-20% below market, which is a great deal for 1st time home buyer/investor but again there is not enough margin to attract cash capital.

If so my education in the school of hard knocks was $200 as opposed to 10K.To each their own but I strongly advise someone of you that are thinking to a mentorship program to consider 1) Is the money you are going to spend better deployed elsewhere like say saving for a househack or funding a deal from a vetted operator?

Our Heloc is tied to a zero balance sweep checking account, so all our idle deposits and savings sit on our balance, where they save us a nice chunk of interest until we deploy that equity.

Continue to invest in the migration trends of mild climates and low taxes (state income and property) and you will continue to make money if you buy prudently in those areas.When a recession occurs I agree that if you have access to capital you will benefit greatly if deployed correctly.
