What parts of town would you concentrate on?

I mean 38 holes in a room is quite a lot, and a lot of it are concentrated and next to each other.

Mesa and downtown Phoenix are the closest areas to ASU that will have the highest concentration of multifamily units.

That being said I could definitely use some suggestions for streamlining the process to allow for one guy to efficiently handle that many leases.We are lucky enough to have a majority of our portfolio concentrated in a tight pocket of the city.

No way am I contacting a lawyer until I get official notice from their lawyer......which I'm 99% sure they don't have.....Let her walk and give her the prorated rent.......If you want to cover your ***, spend the $$ on getting a mold remediation inspection...... they will find mold... they always do...... its a matter of type and concentration....mold is EVERYWHERE......Worst 0.00000001% chance this goes anywhere, you can show you immediately let her out of the lease and immediately did a professional and thorough check of the premises.....case closed.

Welcome to BP I concentrate on the Oklahoma City area.

I am hoping that I will be able to quit my job before long and concentrate solely on Real Estate investing.

I think it'll be best though because I'm starting a small side business and can use my room at my parents for work spaceInstead of being impressed with your income, you should concentrate on remembering your poor credit.  

I am going to concentrate on paying the home loan down until such time as the real estate market goes south at which time I will buy another rental.

Something like Simple Green, full concentration, scrub and let it sit, then scrub more.
