I'm curious if anyone  has dealt with a similar situation and found an avenue that isn't bankruptcy.  

I knew a couple of the borrowers had some foreclosures and a couple had a recent bankruptcy. 

I suspect we would disagree.I have made many loans to people who filed bankruptcy that other lenders would not touch.

You still have other issues if the owner declares bankruptcy, gets sued and other such things.

They won't go for it right away but by auction Tuesday morning and the homeowner has not filed bankruptcy... the junior lien holders tend to give in and short sell their lien up to 90%.

Market to estates, vacant houses code violations, burnt out landlords, foreclosure,behind on taxes, bankruptcy etc.

Notice of default (foreclosure).. constantly stay in their ear , from start to finish.6. discharged/dismissed bankruptcy cases (get from pacer)7.Tax lien sale- published in legal news papers when auctions come up8.

We received a "Notice of Electronic filing procedure" yesterday from the US Bankruptcy Court.

Do you or does anyone who would be living at the property or visiting the property have any bankruptcies in the last 7 years(If I get a yes, or any sort of slightly vague answer to questions 4-8 I will not even invite them to see the property, period) I also make sure that numbers 4-8 are in the ad explicitly stating that they need not apply if they have any of these circumstances.
