Before I do that, I am wondering where I would reflect a borrowed down payment and repair costs (I am using a heloc to fund) in the calculator.Thanks in advance!

@Tyler Kaye I don't have any specific software I am using.

The problem is, I was just informed I won't be able to get a conv. loan on an investment property if I am using a gift/loan for the down payment.

I am using the data to speak with the bank directly after the foreclosure and before they list it.

The good news is they (as well as the eviction server I am using) reassured me that what ever the usage or bills incurred are completely the responsibility of the account holder, not the homeowner.The water company was able to confirm the account holder's name after I gave them a name.

I also have a backup external hard drive for files/docs that I need to have local access to and am using a cloud based backup system for off-site backup of all my docs.
