Most people just blindly call as many people as they can….. and usually with the cheapest and worst data they can get their hands on.  

I don't know much but just started listening to every podcast I can and it seems I might have picked the worst time to embark on this journey?

Just a couple of ideas if the worst case ends up happening.  

Class A would be all good/great categories in this regard and Class D would refer to the worst/bad properties in those neighborhoods.  

You could try the angle that the owner was trying to manage too many units before and now that you've taken over legal responsibility for the worst ones, you will make sure things go smoothly. 

Just want to be prepared for the worst scenario if we end up in the eviction court.

With that said, and not to take up for some lender, but if the numbers are what you expected, and they are just updating the HUD with title/attorneys up until the last minute, that's probably not the worst thing in the world.

Once for a retail end buyer (worst idea ever trying to wholesale to them) and an MLS deal.

In the beginning the deals and terms are always going to be the worst.
