I have found the cash flow from laundromats to far outperform that of most real estate investments pound for pound, especially in your area. 25-35% unleveraged is pretty common.

If you are trying to buy your own deals, it is pounding the pavement with brokers and owners. 

Clothing stores are getting pounded but that has been the case for about a decade now.

That's the key factor which will drive..Don't try to concentrate on unwanted things like setting up LLC, finding TEAM etc., 

So without getting too political, thank you Warren Buffett, thank you Ray Dalio, but you both and any other billionaire telling me how to live my life, can go pound sand.
