Hello BP Community,I've been following the social media channels closely and decided to hop on here and say hello 👋🏻I'm Marco, and I'm 29; I was born in Italy, traveled the world with my wife for the last four years, and eventually settled in the Canary Islands for 1.5 years.I hold a PhD in Electrical Engineering and have worked in tech for the last five years, which eventually granted me an NIW green card.We (my wife and I) hold a $1.2M+ portfolio of 4 self-managed short-term rental properties (across the Canaries and Italy) and a long-term property in Rome, Italy, that we rent out to students.

We’re looking to upsize it and a couple of LTR’s into one property and use the equity for something on Long Island, NY.

But overall the worst I can see it being is it needs electrical and plumbing and painting..It would be my first deal so it lets me put my foot in the door so I can then take a home equity loan out of it to get into my next deal with a higher chance to negotiate the price down.Also the population density of Puerto Rico is so high that it seems unlikely I won't be able to find a tenant rather quickly, especially when a majority of the island is under affordable housing..

Single Family in Long Island  , 2000sf, asking price is 1.3....Idea is to expand home to 5500sf based on comps with a FMV of 2.3-2.5

Snowbirds are in town to buy houses, so there is demand for smaller houses and not very many houses for sale on the barrier island.  

You are better off getting those extra windows or a kitchen island improvement than you are with an improved appliance package as they provide a material impact to the home design.
