For myself and other owners I talked to it's not worth the problems having a OM can present.

The company that took over your OM may up-charged the repairs even more.

I would send over a contract with a counter, but put in special provisions no EM or OM will be sent to title until you can see the inside and do your due diligence.  

The asking price was fair and after reviewing the OM gave a full price offer.

You can browse through a site like Loopnet to see what is available for sale but nothing beats a good broker with sending you deals/OM's that fit your investing needs.

I would also go on LoopNet, CBRE, NAI, etc. to browse and pull multifamily listings that meet my criteria and look at the Offering Memorandums (OM), which contain detailed information of the properties.

Several OM's that have been presented to me are really based on overly optimistic back-end projections.
