I would send over a contract with a counter, but put in special provisions no EM or OM will be sent to title until you can see the inside and do your due diligence.

You can browse through a site like Loopnet to see what is available for sale but nothing beats a good broker with sending you deals/OM's that fit your investing needs.

I would also go on LoopNet, CBRE, NAI, etc. to browse and pull multifamily listings that meet my criteria and look at the Offering Memorandums (OM), which contain detailed information of the properties.
