This is purely speculation but might be worth something.

I don't want to buy on speculation that these circumstances will continue, but it's a stable market and I see no downward forces in the near future.So is it a good move or a stupid buy?

Right now whenever I go look at properties they seem to be selling for above what appears to be reasonable, as if speculators are buying them. 

I have seen the slow migration into Gloucester City in search of these affordable rentals.We all know that you can never count on all the hearsay to be followed through with and should not put your monies into investments based on speculation.

I’m not one to speculate but to each their own.Look into the equity you have in this home and get informed (i.e. post another question) about how to use it to potentially downsize.

Unless you were speculating on appreciation, which you shouldn't ever do.

You will not achieve positive cash flow therefor all you have is speculation on appreciation.

The SFH appreciation speculators should be getting very nervous.

Others speculated on the area, another possibility is the price.

Without seeing the title report and pulling copies of the instruments referenced therein as unreleased, nobody here can really help much other than to speculate.
