From the time the shovel hits the dirt until the first check in your hand will be a lot longer with development which adds on another factor of risk (all other things being equal) Another thing to keep in mind is that buying already built can have the flexibility of renting for less but generally speaking, new multifamily HAS to rent higher in order to generate a good return.

Maybe Eric Michaels would "cry like a little girl to the govt for help," but I would rather clean out Rest Stop bathrooms, drain out houses and shovel horse manure before I would ask the government for help.
