My accountant is adamant about not running rental income through an S Corporation, although that is the only way to justify getting my owner salary, which helps me qualify for additional mortgages.Any resolutions you found to your situation, I would love to hear!

Depending on how well you do conflict-resolution, this can be less of a problem.

i hope u get resolution to this matter and the people involved taking advantage get due punishment.

An LLC resolution enabling the LLC to manage property that is committed as a capital contribution (from a managing member's property) would be another solution, but again check with an attorney in your state. 

This legislative session they were asked to sponsor legislation to allow for an out of court binding dispute resolution process that would empower home owners in enforcing HOA laws with an affordable, expeditious, and accessible venue to resolve disputes (a process recommended in a State HOA Study); end the abusive, excessive, and illegal HOA Transfer fee on home sales that costs home owners millions of dollars each year; to limit the excessive collection of fees and lawyer assessments on HOA debt; and most recently provide financial relief to small HOAs in the property manager licensing program.

It won't be as easy to help them as I thought even though I've known these women all of my life; this is due to my cousin (who's their daughter and is the one who got them in this pickle) not being so willing to approach resolution any other way than with a short sale. 

They are being printed as 2x2 photos on cheap paper with an ink jet prinnter, or posted at low resolution as very small photos on a website.

Has anyone ran across this, and is there any resolution?

Andrew Johnson “I use Appfolio out of santa barbara, ca its definitely not free and my property mgmt company passes those costs down to me which I think is around 50-60 bucks a month based on number of units under the service.I am able to see all reports from rent rolls, cash flow statements / trailing 12 month cash flow, tenant ledgers, maintenance requests, dialog between tenants and mgmt staff, resolutions to maintenance requests, move in pictures, move out pictures, or video, and many more features.What I like is that it allows the vendors to be in a dialog/text/chat box so they are prepared (vendor) prior to job assignment with lockbox codes, scope of work and pictures before they even go to the site so we dont waste time figuring things out and run up a huge $$$ bill for lack of efficiency.”
