Hey Kevin,I was representing an investor that was purchasing a quad in Gainesville last year when a storm came through. 

Their standards are higher than any normal renter which is odd based on the type of clients they represent.

If this represents a small portion of your portfolio that could be easily replace then why do it?  

You might sign something that doesn't represent your best interests.

Or you can hire an attorney to represent you.

If you did not have a property management co. screening the tenants then you would be doing it yourself, you would be getting all that information. the PM co. works for you, they represent you, you are still the owner of the business and you can get that information if you want it.

I noticed there isn't a mention of a guardian ad litem being appointed to represent the unknown heirs.

So, unless your primary business is representing others for compensation you are off the hook.

I mean you as a Lawyer would you let a seller your representing tie up property on a wish and  a  prayer.. ?

For investors, this represents a major untapped market with high returns.
