My repairman was able to go inside and make a few repairs, but will have to go back next week to finish.So, all is calm until the next storm.

The appliance repairman told me $700 to repair both the washer and dryer with no warranty on the work due to age of appliances, so I replaced them with brand new mid-line Samsung's for $1100. 

Gasket 100 bucks plus repair man time if you can't do it yourself so you are already up to a couple hundred.

If the next appointment is more than 1-2 days out, I would bring window ac units to help bridge the gap until the repairman comes. 

If you want to be your own repairman, your own maintenance man and have the time, I guess you could buy a “clunker†and turn it into a cash cow.

I pass the tenants info to the repairman.  

Will a repairman take care of repairs if he knows about the dog?  

And we all know what emergency means so they won't be calling a repair man while I'm unreachable over a broken fence or something that could have waited.
