Does anyone know if the Maryland Residential Lease Agreement found on Rental Lease.Net

is a good template for Baltimore City SF lease agreements?  I used a PM for many years but now I"m managing so I want to be sure I'm using an appropriate lease agreement.  They have a realtor version and a standard version.  Does it matter which version I use?

Also, are you collecting 1st, last and 1 month sec dep at time of lease signing?

I've been trying to find someone to do repairs on call in the event of an emergency repair but it has been difficult to find.  any recommendations for Balt City?

Baltimore Neighborhoods inc is a landlord tenant organization that every landlord in Baltimoe should know about. I believe they offer a lease.  They also offer books on both  Baltimore city and county landlord tenant laws.
