And don't get me started on how Community property states vs non community property states have mucked up the whole LLC entity issue.But for purposes of entity ownership and identification of actual tax payer (which was @Michael Plante's question) I don't think there's going to be any state nuance that will differ.

Focus on a niche like house hacking and people will be willing to pay you for your niche knowledge even if the more general agents do suffer (which I doubt happens either).

The builder admitted they provided inaccurate information, and they proactively helped the home buyers affected by this issue to get exceptions allowing us to build a fence and plant shrubs on top of and beyond the easement line (but we still can't plant tress). hence, they refused to reimburse us furthermore.

The Unethical thing that you could not do that may be considered illegal is if you in some way destroy or devalue the property since it is an asset to a senior lien holder and they may suffer as a direct result if you do any damage.
