I recommend title insurance especially when the title is messy because a it's a sad day when the vendee makes the final payment and finds out that not only is access only via a prescriptive easement lets say, but the vendor shares title with five siblings all of whom need to sign a deed.

I don't see asking from first and last month very often, so don't know if there is some prescription against that here.In any case, think asking RHA and MMHA is the way to go, they have attys working with them.I just hate not taking sec deposits since if it's only rent there's not much holding a tenant in place.
