A landlord policy can be a commercial policy or a personal lines policy.It's the same as asking if you should buy a single family rental or a 1 unit building.Focus on the coverages and disregard the name of the policy.

Personally, I wouldn't open up a home that isn't in good repair, from a liability standpoint if nothing else.

The vast majority of contractors won't want to give bids on properties while under contract unless they have a relationship with that person from prior jobs.

@Enrique Toledo  If the seller is firm at 10% down, you can always get a personal loan for that 10%. 

I personally haven't sent postcards, I've had good luck with PPC and Video ads. 

I personally don't like exclusive by agreements.
