My PE firm focused on properties in the $850 rent range in places like DFW, Cinci, Etc. so I'm not too familiar with the premium market, but it seems like there's better value in buying an SFR at 3.5% located west of the 5 and trying to house-hack it or LT rental.

We hired pros for that - those who worked for PE firms on the ops side.

Meanwhile the bond market is sounding every alarm it has with Treasury's fully under 150 basis points, Eurodollars futures being equally bent out of shape, P/E ratios are putting on a comedy show.So how does this proceed?

It all seems to be speculation based on the price appreciation, which I haven't been comfortable with.I do co-invest in a large real estate PE fund that focuses on value-add multi-family and other similar projects, but those are an entirely different ball game.

S&P P/E ratio is about 25.

What if you found a REIT stock that was priced at $25/share trading at a higher P/E (lower cap rate).

A competent Professional Engineer (PE) is the individual (or company) with authority by law to say if there are foundation issues.  

The P/E ratio is the lowest it has been in over a decade which indicates it is undervalued.
