From my perspective, this is a dead-beat Tenant that is milking the system.

The tenant said he is going to milk this for all its worth.

When I've had paint go bad it had separated and started to curdle almost like spoiled milk or smells like it has gone bad.As previous posters have advised, it is always best to paint an entire wall at the same time. 

We gave it some milk and put it back in the nest...we gave it what we thought would help it, and let it know we cared.Decades later, I learned that birds don't drink milk....who knew that mama birds don't have nipples? 

New York Prices bla bla bla..yet we just bought a house for ... pretty much a gallon of milk (the green house)And before that we bought a house for 11K with ARV of 183K (60K in repair costs).And before that a house for 5K ARV 60KAnd before that a house for 70K with ARV=350K.I have students in Florida and Miami that are crushing it.If HE can do it... why the frogging frog can't YOU!? 

They would always come back no matter what happened and no matter who got arrested they had another guy to sit under the tree, or on the corner, or on some broken milk crates and keep doing business the next day.

My opinion after looking at this market was that owners are like cows being milked for the pleasure of all the locals.If you were to find a single family home near the beach to self-manage with no HOA perhaps that might work but if you expect to hand your property over to someone there to manage you will probably break even but don't expect to make a killing.

If not Id keep milking that property and saving the revenue for when additional opportunities arise in the future.

Hopefully he'll leave in February instead of milking the situation until June.
