They actually have pretty limited reach as of now and focus primarily on major metro areas.

If your'e looking for purely long term appreciation you will likely do great in these markets but if you're looking to have high cash flow and avoid a potential major pricing downturn.

This influx of workers will naturally drive demand for housing, retail, and other services in the surrounding areas, especially in smaller towns and cities that haven't seen major growth in decades.

Good bad idea before I depart - have you considered an owner occupied option?

You definitely need a summer house to get out of Vegas since it's just the surface of the sun in the summer. well having been in RE 50 years and been through 3 major RE value resets with the GFC the monster one..
