Also we just put a Amazon basic lockbox down low adjacent to the door with a spare inside.we also have a back up to the back to lock box hidden if someone should forget to replace the key when they leave or loose it from the original back up lock box.

But if they have enough volume to spread out that risk with tighter underwriting guidelines, maybe that could be ok.But I suppose in reality, most doing those LTVs are also loose on the underwriting guidelines.

You always want to make sure your bidding on 1st lien( usually the mortgage) because then "normally" any other liens are not your responsibility and fall off from your responsibility(they can make a claim on any excess proceeds from the auction sale).If your title search shows the 2nd lien being foreclosed on, well now your caught in the middle.
