If your interactions here are intended to help with business development, you might consider a different tone and mindset. 

If your looking to continue build your portfolio with little interaction with tenants and not deal with issues throughout the lease,I would go with a PM.

I've had to pay for some insurance premiums and some late penalties on property taxes but i can say, I've never been successfully sued in 15 years, because our process is well documented and its not a pattern or pervasive or malicious in intent (Some elements needed to sue in my opinion) if we make a mistake and, I've always made the borrower whole.

They do partner with a company for bookkeeping, that I passed on after my interactions with them.  

Was updated quarterly, but we've concentrating on creating an interactive map that would be updated monthly.

Of course, if the reporting tenant is overly sensitive or has unrealistic expectations of social interaction, then the credibility of the report may be low.
