Soooooo you can either try to do MASS direct marketing to play the odd's of connecting with the exact right person, in the exact right situation, at the exact right time, which is not just finding a needle in a haystack it's finding a specific type of needle with a specific bend in it, on a certain day, in a haystack of needles..... 

Finding a good wholesaler is like finding a needle in a haystack in most markets.99% of them just mark up MLS listings or other peoples deals they do not own or control.Word of mouth from other investors is really the best way to find any legit wholesalers.

There are parts of town that exclude those rules but it is a bit of a needle and a haystack.

@Ian Dyer You may be able to find that one needle in a haystack that would be willing to lend at 4.5%, but I would think it would be someone totally unaware of the fact that he can invest through any number of HMLs and receive 8.5  to 16% depending on the risk level and type of collateral he's willing to consider.

I guarantee you will find a personal source of private money who wants to earn 6-8% return backed by a first position in real estate faster than you will find a needle in the haystack with enough room for both you and  the next guy in line to make money.

I decided that I have better things to do than trying to find needles in a haystack in a foreign country.

We do not have time to run all of the leads that Wholesalers want to bringing us in order to find the needle in the haystack. 

@Edwin Duran it certainly is possible to do such deals, but it's definitely like finding a needle in a haystack.

When you do find 'the needle in the haystack', do not hesitate and submit a serious offer quickly.
