ChrisSorry to be harsh, but to me it sounds like you need to spend a lot more time researching your market and making some kind of rough business plan before you touch wholesaling or investing.

The owners wife told me that No Chemicals or Haz-Mat type of things were ever mfg'd there .

If only some tenants receive default letters, then you run the risk of some tenant claiming you treated them more harshly because of their race, familial status, disability, etc.Good luck! 

There are harsh penalties for failure to repay and taking money away from retirement savings is always risky and should not be a decision made lightly

The GC seems confident that gutting the place and replacing the roof asap would immediately help problem & then obviously treat with chemicals etc.. its just hard to know
