What kind of dialogue or approach do I use being new in the industry and low on funds?

I hope to have lots of great dialogue through BP, get involved with some good real estate clubs and meet lots of interesting people along the way! 

They may have gotten cold feet.I prefer to have face to face dialogue with the future tenants then blindly go into a lease agreement with someone I never met.

I actually am having some success, I have partnered with another investor that is amazing at marketing to these leads and I handle all the dialogue and negotiations and close the deal.

She didn't end up frustrated, and ended up winning once or twice.I'd say there's no replacement for discussion and dialogue about investing, but I enjoyed it, and I think my wife did too.Hopefully that helps!
