Hello BP Community, 

My name is Mike and I live in the beach town of Encinitas, CA.  My wife and I keep active chasing around our two boys (ages 2 & 4).   I've been checking out BP threads from a distance the last several months but finally decided to become more active.  I've been listening to as many AudioBooks and Podcasts as I can and am getting much more excited about real estate as an investment vehicle.  

I currently have a 2 bedroom condo in Encinitas, that my wife and I used to live in but we kept as a rental when we moved out.  We've been managing the rental fairly casually the last couple years but I'm starting to get much more serious about running my rental as a business.  Definitely made a few mistakes along the way! 

Going forward, I plan to invest out of state in the Phoenix area instead of in SD...it's just so pricey here and hard to find anything that cash flows.  I like the idea of Phoenix area because I'm out there several times a year visiting family and seems like its actually possible to find cash flowing properties.  I hope to have lots of great dialogue through BP, get involved with some good real estate clubs and meet lots of interesting people along the way!

Welcome to BP @Michael James.

Encinitas is an awesome place to live. Just a bit pricey. But then again, so is much of CA these days. You're definitely on the right path with the books and the podcasts. They'll help form a solid foundation going forward.

As far as Phoenix goes, there's a lot going on in the East Valley and near downtown, just make sure you stay away from the rougher areas around downtown. The prices will catch your eye, but you'll get what you pay for lol.
