I am also a realtor in MD & DE and have been helping other people get STR's in that area. 

Port Richmond is also a solid area but you gotta stay south of Aramingo Ave, its a pretty hard border because once you go north of it your creeping towards zombie land. 

It should be cheap to split the parcel assuming the house borders a street, still relatively cheap if you have to grant street access.

DSCR has covenants you agreed to.. you violate them they will ( at their unilateral choice) invoke the Alienation clause. careful on that one I know its soup de jour but consider who is giving you this advice to sub 2.And in addition ONE default defaults the entire portfolio..
