The amount of leads is so low and the quality of them (for wholesaling) so bad that it is not a feasible business model unless you have hundreds of your "students" out there combing the listings for you.

I'm being told that closing costs will be close to $20k on each property.Out of all the videos, books, articles, forums, and literature I've combed through over the past couple of months, everything is telling me that closing costs should be 3-5% of the purchase price, not 10%.Am I missing something here?

Most anyone can stroll into their local courthouse and comb through the public records to find which probate cases involve real estate and market to those individuals.However, there are also at least three companies I know of that sell probate leads for every county in the US so that we don't have to do that leg work ourselves.
