I would not recommend doing the design part yourself unless you are extremely familiar with current trends, picking materials, coordinating colors, understanding product specs, and building code for that matter.

Looking at risk factors such as the type of tenants, evictions, vacancies, maintenance repairs, how they treat the place, etc. are all risks that aren't factored.Just adding some more color for those reading this.PS I own 4 houses in Indy and 2 in KC, so I'm speaking from experience.

And don't go for anything under a 3.5mm thickness or a 12 mil wearlayer WITH a scratch resistant FINISH (The wearlayer is just the clear coat over the color, the Finish is what gives it its durablity) .

But the house is stucco exterior with tons of cracks in the stucco that have to be repaired. 2 stucco Contractor's have quoted us $12k - $15k to sand blast, patch, apply a new "brown coat" and finishing color coat.

Consider the effects of color - dark will darken the room even though it looks classy and, if it gets nicks, the scratches will show the nicks more than a light color (same thing for cabinets).
