A new Churchill Downs Hotel, casino, and racetrack is to open in a few months.

Do you feel that the casino is affecting Everett's prices at all?

You clearly have more competition with all the hotels and casinos. 

I am not sure where they are on this now given the pandemic but there was talk of a casino coming too.

My goals are income replacement, something to generate a solid growth and return decoupled from the Wall Street casino, insulated from the vagaries of a cyclical business in which I'm gainfully employed, maybe liquidated in 15 years to a 1.5M.  

I was apart of the process to get the casinos built in Black Hawk adjacent to the stream.

There is a new Casino (Wynn Casino, Boston) being constructed next door (yes, adjacent).

I have a property like this in Rohnert park CA.. the largest indian casino in northesn California just spent 350 million building that project and another 100 million on a 250 room hotel..

Then go to your local casino and play some 10/20 no limit hold em.  

As far as "up and coming" there seems to be a big rumor around that Faraday Futures is coming but I haven't seen anything set in stone yet, there's also that "Big Blue" casino that's like $16B or something that they're working on and I feel like that's going to bring in a ton of jobs so that means more people needing more places to stay.
