So if you want to be in the game a long time and "wholesaling" is what you want to do, then put on your big boy pants (or big girl pants) and take the test, pay your fee and be part of responsible society.

This has worked successfully for me in the past whenever I had the unfortunate event of encountering the underbelly of society.  

Due to a higher rate of divorce, increased single parenthood, the over-all delay of marriage, slow wage growth, high debt to income ratios, more stringent mortgage qualification, higher home prices, and a more mobile society investors will continue to see a strong rental market.

These things may never occur, but has a chance to and in this day an age being a suing society, I'd take care of those issues now.Nancy Neville
