Motivated seller lead generation.Do searches for that and that is how to start your wholesaling career.I am partial to SEO and having a credible website, it is the best and I spit in the faces of anyone that dares telling me it is not the best.

Class A or institutional- Business model- 300 units or more, usually Climate Controlled, multi story, on site manager, higher land cost, higher population center, great SEO power, well financed and managed, newer REITS/corporations. 

With that said, SEO and PPC have been our best lead source!!!

The fact of the matter is that I now barely am active in the marketing forum, and just a few years back I was providing some serious value to users for free as I know my poop in the field of SEO and marketing.

Through SEO optimization, you can make sure that your website shows on Google's first page or higher on your search results. 

Do SEO, fcebook paid marketing and PPC.Leave everything else alone.

When I was actively marketing (I have been buying 1-2 properties a month on referrals) I was using DMM, bandit signs, networking, and some PPC.Now cold calling, texting, SEO, and social media advertising seems to be the direction that everyone is using. 

Mailers (consistently), Website, Ad clicks and SEOs etc$30,000 - $40,000?

They look great but I am not sure how well it will do unless you are paying for SEO.
