I have two houses now (one is my residence) and getting ready to make an offer on 1 maybe two others...so for me:Work at a full time jobSolid creditno current difficulty with income to debt I am sort of a planner and am told that regardless of your situation I'll likely be capped at 4(ish) mortgages...even if I am not, after four or five purchases I will be out of deposit money and likely would have other ratio problems.

You have to set these things up correctly however with the proper structure.When you keep doing 1031's the property or properties have to be at the same amount basis or higherI am not an expert tax accountant or an estate planner so take what I say with a grain of salt.

A flyer has as much sophistication as an invitation to an ice cream social at a church, or a donation to the school sports program for a car wash.The letters I receive inviting me to investment seminars from estate planners and investment brokers are on stationary, not copy paper, much less some garbage colored letter.

I started with an excel spreadsheet, notepad, planner, MLS, Top Producer, RealVolve, etc and honestly, this solution even has some things that drive me nuts, but it's the best one I've found so far. http://www.goconnectapp.com/I'm a new realtor (2.5 months), but I've sold 15 houses and am working with nearly 35 active buyers right now.

Each partner would have tax implications also and would need to speak to their tax planner ahead of time.Don't just look at the money that can be made.
