Make it clear at every step that this is a No Smoking property...in ads, at showings, as a line item Notice on your application along with other critical elements such as "rented as shown, no additional cleaning, cosmetics, or repairs will be performed prior to move in without written agreement", and again within the Rental Agreement itself and any separate "House rules" that might be posted on the property or as addendum to the RA.

I guess bottom line its DIY  go big  or let someone else do the heavy lifting.I kind of like the note funds myself if your going into that space @Mike Hartzog has one I think its in the 20 million range I would almost bet that most people would do far better just investing in his fund then trying to do it themselves and blowing a ton of dough on education and the like.. but that again is just my opinion based on a few decades of doing this.its easy to sell the ra ra.. 

Cardone has some aspects of a Ra-Ra type of guy but in reality, based on the program he goes into great detail about the specifics of being a real estate agent.
