My 23yr old son is graduating from Iowa State in a few months and his church is planting a new church for college kids in Minneapolis this summer and he's going to be helping out with the music program for the startup (unpaid unfortunately).  

Collected 2 months rent so far and things look good.Trying to help my oldest "soon to graduate college" son get into a house hack in Minneapolis where he's moving this summer...maybe a 3+ bedroom SFH he can buy with little down and rent out the other bedrooms to friends/college students while he 'manages' the property.  

@Ryan Tuleja If you are looking in rural areas I don't think there is nearly any competition from other investors as there would be in Minneapolis so you may have actually found a decent deal.Also, often a deal may have been under contract for a month and ended up back on the market because the first buyer could not close or could not get a loan.  

I am hoping anyone from Minnesota or Minneapolis or any lease option investors may have documents I can read and learn from!  

For all Minneapolis investors, perhaps this is an opportunity to contact your council members and let them know if you have an objection to this, and what its impacts will be.My dislike of section 8 has more to do with the program being so poorly run than the tenants themselves, though from what I've read on BP, there are plenty of bad apples.  

On the other hand I personally live in the Minneapolis, Minnesota market and plan to be househacking a 4 plex (or atleast a duplex) by the end of Oct this year while also wholesaling locally in my own market.
