@Brendan HarrisonCall your service provider and ask them if there's anything they can do to show the number of the person that called you at that time or if it will just show up as "unknown" on their end as well.

I also totally left out some words there, and that 1% of property value annually was for repairs/cap ex stuff.That sounds like good advice @Brendan Markle about PMing the first property to better evaluate a property manager.

@Joe Papp - I agree with you and @Brendan Markle, makes sense on paper to sell the $0 cash flow rental for a multifamily with more cash flow. $60,000 of appreciation over 7 years is awesome, even if you did have to pay for some of the improvements.Brendan - where in Philadelphia would you recommend for higher cash flow at the moment?
